CPS Land Difference

Our Credentials

Allen Patton, Partner

With over 25 years of real estate experience, Allen Patton's background includes both residential and commercial development.

Prior to forming CPS Land, Mr. Patton most recently served as Managing Director of Nashville Operations for America General Land Development. In that position, he was responsible for overseeing the development and subsequent sales for Fieldstone Farms, the number one master-planned residential community in Tennessee and the Crossings at Hickory Hollow, a 370-acre commercial development. Previously, Mr. Patton was vice president for Nashville based The Mathews Company, a leading real estate company involved in development, construction, sales and leasing. He began his career in 1974 as vice president of Intereal Company, a real estate joint venture company with investments in 17 states.

A veteran of the United States Navy, Mr. Patton is a graduate of Duke University with a graduate degree from the Kellogg Graduate School of Management at Northwestern University.

R. Dudley Smith, Jr., Partner

Dudley Smith has been involved in site planning, engineering, design and development since 1978. From 1985-1997, Mr. Smith served as vice president of land acquisition; land planning, design and development for Fox Ridge Homes, a Brentwood, Tennessee-based home building and Real Estate Company that has developed over 40 Middle Tennessee communities. At Fox Ridge Homes, he was responsible for identifying and overseeing land acquisition, as well as, managing all infrastructure design and development of more than 3,000 Fox Ridge Homes, including five town home communities.

Mr. Smith is also president of the Villages of Mount Juliet, Inc., which is the managing general partner for a 1,300-acre master planned community in Mt. Juliet, Tennessee.

He began his career in this field as vice president of Cumberland Tectonics and Southern Consultants, a local planning, and engineering and landscape architectural firm.

Mr. Smith is an engineering graduate of Southern Polytechnic State University (formerly a division of Georgia Tech).

Preserving natural features such as wooded areas, wetlands, and mature tree rows provide a connection to nature. Hiking trails and an integrated sidewalk network create a pedestrian-friendly environment, where afternoon strolls and exploration along trails are part of everyday life.

DESIGN QUALITY

CPS Land recognizes that modern homeowners have many different needs and expectations that must be met in their search for the ideal community. We work with each builder to create a community that meets the individual requirements of the homeowner, while maintaining certain standards that protect the overall home value. Common design elements such as mailboxes, front porches, home design guidelines and common area landscaping all serve to unify our communities.

STREET SCENE

Within CPS Land communities, streets are designed as public spaces that foster neighborly interaction and a 'hometown' feel. Trees line each street providing unity, shade, and in time, a canopy with the intimacy and comfort of an older, established neighborhood. Front porches, picket fences and sidewalk lamps are also customary elements in our communities that serve in adding life to our streets.
